Mold In Your Home

When purchasing a new home, buyers ask about the condition of many items such as the electrical, plumbing, roof, HVAC, and the foundation. Many never ask about mold, which is quickly becoming of the major causes of needed home repairs or renovations.

Mold can manifest itself in many forms. All types of mold need the same things to grow, moisture and dark spaces. Areas like this include attics, crawl spaces, and basements. These areas are prone to moisture problems through the lack of ventilation or leaks from the structure or the plumbing. Mold will not only cause structural problems with the home, but also have health implications to you and your family.

If you are already seeing mold in your home, chances are the problem is more extensive and will require major repairs or renovations to remove the mold. At this point the best thing you can do is contact a contractor that is certified in mold removal.

As previously stated, mold is likely to form where wet areas exist that are not well ventilated. Other sources of problems from mold happen if the interior of the home is flooded and not properly cleaned up afterwards. Busted and leaky pipes or plumbing fixtures in the kitchens and bathrooms as well as wet basements are also bog areas of concern.

When checking for mold, you should consider using a moisture meter or an infrared camera. If moisture levels of 20% or higher are found your home is considered vulnerable to mold growth.

Final Thoughts

Be proactive if you feel your home is susceptible to mold or has experienced moisture problems in the past. You should get your home inspected annually by a certified mold inspector. Staying on top of the situation will not only save you repair dollars but also protect you familys health.

Getting the Best Fixed Rate Mortgage

With more and more banks establishing more stringent lending standards and interest rates being high for loans but low for savings, it is even more important than ever before to secure fixed rate mortgages.

If you’re looking for fixed rate mortgages, you are not alone. Millions of individuals, just like you are not interested in adjustable rate mortgages and are seeking fixed rate mortgages instead. In this article, we’ll discuss proven techniques that you can use to find suitable fixed rate mortgages. Ready? Let’s go:

1. Ask what others are doing. Consult with friends and family, people you work with and see what they say about the financial institutions or brokers who offer great rates. It may be that your local lender offers better deals than its national counterpart or that one broker seems to get better rates than another.

2. Never settle for the first offer or so that gets presented to you. Do your homework and shop around, even if it means taking a few days to do so. This research can be as simple as surfing a few websites that focus entirely on mortgages where you can locate regional and national rate averages. Doing so will not only let you know whether you are being presented with a fair deal, but can literally save you tens of thousands of dollars over the term of your mortgage.

3. Consider paying points. If you want to make sure you get the lowest rate possible or if you want to lock in a lower mortgage payment, paying points at closing will allow you to do so. While this requires an up-front payment, if you have the means to do so it will allow you to enjoy the benefits of a lower payment and/or much-lower interest costs over the term.

Ultimately, you will need to do a bit of research. This can be as elaborate or as simple as you like but will undoubtedly save you tens of thousands of dollars over the course of your term. Not only will you be satisfied with the rate you receive, but you will actually be proud of the mortgage you have!

As a business person and writer of your own or other’s real estate marketing materials, plagiarism is an expensive mistake you cannot afford.

However, it has been a common practice for most direct marketers to use copies of previous mails they have received. Some may consider it plagiarism, but the truth is this is not entirely the case. Let me explain why.

The term being used is “swipe-file” where in you collect all the mails you received from other marketers who may have the same offer as yours or from other business. You have this collection mainly for the purpose of finding marketing terms which you think are effective to use for your marketing plan.

But it matters not, because your purpose in keeping this file is to read these letters, over and over again. And then read them once more. This time read them with an eye to the specific words. Which words or phrases are used that generate an excitement for the particular product?

What word or phrase can you use to your advantage in your own mailing. I’m not telling you to copy the paragraph word for word. Not only is this illegal, it’ll be highly ineffective as well. But choose a word or two you like and work it into your next headline.

In this way, you are not committing a ‘direct mail heist’ when you keep and study other people’s direct marketing materials. Successful real estate marketing professionals have adopted this as SOP.

So make a point to sign-up to receive real estate direct mails whenever you can! And when you receive these sales letters, especially those real estate postcard marketing mails, make sure to study the headlines and P.S.

Then when these mailings come in, read them from front to back. Read the headlines, the sub heads, the text and any photo captions that may be included as well. If you must, read them out loud. Listen to what sounds good. Listen with particular interest to any ideas, words or phrases you can use and adapt for your next mailing.

Other people’s marketing materials really helps in bringing out your creativity when you study them. These would inspire you to come up with better and unique real estate marketing materials.

A swipe file, if used properly, it’s neither stealing nor plagiarism; it’s inspiration, pure and simple. And who among us can’t use a little more inspiration?

Guide To Selling a River Condo

There are a few differences when in selling a river condo and selling a riverfront home. The biggest difference is that with a condo, you can put most of your efforts into making the interior look great, rather than dividing your funds over the exterior and interior as you would with a river home. You can use the freed up time and money you would normally use for the exterior to really make the inside of the condo look sharp.

Creating a good selling environment is all about proper utilization of the available space. As most condos are smaller than the average home, maximizing the available space is critical. It is very important to keep clutter and mess out of view, and preferably out of the condo.

Have as much information about the building and it’s management group available for your potential buyers benefit. Buyers will have more confidence about purchasing your condo when all the information is available and they know all the rules and requirements that come with living in the building.

Now it’s time to begin the staging process to get your river condo available for sale. If your condo has any special architectural details that buyers would find desirable, they should be featured prominently. Condos, especially high-rise condos that have a great view of the river should be staged in a way to make the view of the river a focal point of the room.

If there is a balcony make sure that is too is organized and uncluttered. Also ask your realtor if there are any little things that you can do to improve the show quality of your condo. You never know what will catch someone’s eye, so try to cover all the bases!

Final Remarks

When your agent offers you any advice, remember they have your best interest in mind. It’s their job to help you get the most out of the sale at closing.

The Benefits Of Utah Rental Homes

There are some who believe that renting a house in Utah is not the best way to use your money while others see the benefits of Utah rental homes. Some benefits include being able to live in a place where you don’t have to pay for maintenance repairs and extra amenities as a tenant. Utah property management KeyRenter acts as a landlord for many Utah rental homes.

KeyRenter helps tenants find Utah rental homes to live in and to help them realize the benefits of renting over buying a home. Renting can help a person save up money to make a future down payment on a home. You may not be able to build equity when you rent a home, but you’ll still be able to save money since you don’t have to pay for extra costs.

Renting a home tends to be cheaper than paying for a mortgage on a home you own. This is because the home is usually bigger since a person buys a convenient amount to grow. Whereas a rental home is smaller for the purpose of saving money for purchasing a home.

If they were trying to buy a home, they’d have to pay for the down payment and apply for a mortgage. Once they do own the home, they have to maintain it and pay taxes and fees on it. It all builds up if someone is not financially prepared for it.

An advantage of renting is that there is no or little maintenance work done by the tenant. The biggest thing a tenant might have to do is change a light bulb. The landlord or Utah property management is in charge of maintenance and can do repairs such as plumbing or clogged drains. Sometimes tenants don’t have to be in charge of the yard work either.

The landlord will usually do yard work themselves or pay someone to do it for the rental property. This saves you a lot of time as a renter to not have to worry about doing the lawn or maintaining any repairs on the house. Just one phone call to the landlord or Utah property management will get it all covered.
