Realty Micromanagement

Recently, my clients and I threw a hat in the ring for a bank-owned property. Form my previous experience, it seemed like everything was going smoothly.

A week had come and gone, and I still hadn’t had any concerns yet. Then after two weeks went by, and no response still, I knew something was going on. I called and e-mailed the selling agent religiously for three days, and still no response. Finally, as a last ditch approach to getting some type of response, I had to call the agents broker. They then turned me over to their assistant, and she did appear to have more knowledge then I had expected about what was going on.

Finally after a long and drawn out two weeks, I received a notice giving me an extension due to the bank opening the escrow with the wrong company. How is it even possible to not be aware of what company you are dealing with? Thank goodness I decided to give the broker a call, otherwise the selling agent would have just coasted along and not have been able to put a stop to the madness.

I also have experiences that are the exact opposite. I sold a bank owned property a little while back that was listed by an agent in Lake Arrowhead. Like most bank owned homes, it took the bank longer than usual to open escrow, but everything else ran perfectly. She made sure I received regular updates and her assistant was on top of everything. I got all the paperwork on time and done correctly.

Because we both did what we needed to do , the transaction was very smooth and I was able to give my client excellent service. If you are considering buying or selling, ask the Realtor you are dealing with some qualifying questions before you proceed. Make sure they are a full time, professional Realtor and not a part timer. Make sure they have a good, working knowledge of the local market.

If you are planning on buying in Big Bear, it is a very bad idea to use somebody from L.A. or Orange County. If you are planning on buying a Bank Owned listing, it is especially important to use somebody who is experienced in selling them. The banks do thing very differently and a Realtor who doesn’t know what they are doing can blow the deal or end up costing you a great deal of money.

Expresso Coffee Is More Than Just A Cup Of Coffee

The word espresso literally means brewed for you. This drink has been around since the early 1900’s. Actually the term expresso coffee has been around since the 1900’s but the method of making coffee in the Espresso method is much older than that. There is a lot of confusion about expresso coffee regarding whether it is the method of making the coffee, or if the term pertains to the coffee been used. There is also some question on how it should be drank.

It is commonly thought that Expresso coffee is based on a type of coffee bean. While there are particular beans that tend to be used in making Expresso coffee it is not the bean that makes Expresso different. In fact any coffee bean could be used to make a cup of Expresso coffee.

The blend of the beans is also something that is often credited with being what is different with Expresso coffee. Blends just like beans may be made with Expresso coffee in mind but this does not mean that a cup of coffee made with these blends is Expresso coffee.

The roast is also disassociated as being the difference with Expresso coffee. In fact there is no one single roast that is correct for Expresso coffee. Death of the San Diego Luxury Homes Market

With all the buzz about home sales in San Diego picking up, everyone has forgotten about the luxury market. There is a huge dichotomy between lower and higher priced market segments. In the luxury market, there are more homes for sale, less homes selling, more price reductions, more properties going off market without selling and more bank-owned and short-pay deals.

The number of homes for sale over $2million has increased significantly. With prices in lower price ranges having dropped considerably over recent years, the gap between the first-time buyer areas and the luxury market has become huge. Search San Diego homes for sale to see for yourself.

Partial cause for the rise in homes on market is that there are very few sales occurring. While you cannot find a good online source for sold data, I have provided one for you in Mission Hills. If you visit my Mission Hills real estate website, you will see statistics outlying how sales over $1.4m have dropped significantly in the past 2 years.

As a result of the decreasing sales and increasing inventory, we are now realizing a noticeable drop in property values. When sales pick up, it will be more apparent where the property values are at, but in some markets, where there are so very few sales, it is quite hard to estimate where the actual value of a home for sale currently sits.

With very few homes selling, many listings are hitting their expiration dates and coming off market. When this happens, the seller has the option to relist with their old broker, try a new one, or simply not list their home anymore. In some cases, the homeowner is unable to go any lower on price without turning their sale into a short-pay. In this instance, if there is not a financial hardship, the bank will not allow a short-pay.

With such a bad economy and dwindling demand from buyers in the San Diego luxury market, we are seeing the occasional short-sale or foreclosure, which we never saw before this year. While this has been common in the lower price ranges, it is rare in the upper prices. As foreclosures, short-sales and other must sell listings (i.e. trust sales) enter the market, they will drive prices & home values down to the point at which buyers agree that the price is a fair value.

In short, it may be a great time to buy San Diego luxury homes, but not to sell them. With prices dropping and a lot of great homes to choose from, this is a great opportunity for those that are not feeling the economic pinch to prey off of other?s misfortunes. I predict that we will continue to see prices drop for 6-12 months.

Realtors Without A Cause

There is a plus side to the housing market being in a decline, and that would be the limited amount of bad agents out there. This is a great benefit if you are in the market to buy or sell a home, because chances are you will find a more reliable, up-to-date realtor. In the past a lot of agents did a lot of their work from their offices, but now they really do need to be out in the field in order to be successful. With that information though, you do still need to be careful in choosing your agent.

There are still part time housewife’s out there who do a deal or two a year for some extra money. The checker at the local Von’s still dabbles when an unsuspecting victim falls into the web. Even the meter reader for the electric company will try to pass as a full time professional realtor. They are not doing their clients any favors.

The market has undergone a massive upheaval and you can not do business the same way as five years ago. In Big Bear, bank owned properties make up 10% of the inventory and 40% of the sales. If your realtor is not proficient in dealing with REO’s, Short Sales, etc, you are asking for trouble.

Here is an example of a predicament one of my clients was recently involved in. The clients I had been working with made an offer in escrow with a bank that was out of our area. We held up our part and followed all instructions that we were supposed to, while waiting for the escrow to be opened. With the last 20 sales that I have worked on with bank owned properties, there has always been an issue opening the escrow.

To make a long story short, after weeks of no response to my pressings, the bank finally admitted to me that they had accidentally filed the paperwork with the wrong office. And to add insult, they suggested that we could still be liable for the delay. I turned it all around, but some people are just gone terrible with details. I think I am getting too old for this business!

Had I not known what I have learned from all my experience with REO’s, this could have gone really bad for my client. Less-experienced realtors are dangerous in these types of situations. So protect yourself and only work with someone who works in realty full time.

Can Luxury Real Estate Be For You?

What exactly is a luxury property and how does one go about acquiring it? The answer is that real estate — meaning properties and homes — that is of a certain price level (usually starting at $1 million and going significantly upwards from there) will qualify as such real estate. These are not typical run-of-the-mill residences, by the way.

At any rate, it’s a time to delve into the a luxury home market and your hot to find a property that would get you on a new version of “Lifestyles of the Rich and Famous, ” there are certainly more than a few websites and online brokerages that can assist in finding homes that cost at least 1 million bucks. Keep in mind, that $1 million is basically the equivalent of a small envelope outside of Cleveland when it comes to homes in the luxury properties markets.

As an example of what a luxury real estate property is, remember the home that was used in the movie “Ferris Bueller’s Day Off.” At home — in which the character Cameron crashed his father’s for Ari through the sunroom windows — is being listed at $2. 3 million. The people who are considering buying it only want the property underneath it and plan on demolishing the home.

Homes in Malibu or Honolulu Hawaii can cost literally hundreds of thousands of dollars to buy the land underneath would be worth millions.

For most, the idea of luxury real estate will be nothing more than an idle time fantasy. However, for those who want to jump into it and buy a home that might put something owned by Donald Trump to shame, this is most likely the best time in the last several decades to find and then owned a piece of property that really stands out.

Short Patience With Short Sales

My clients often ask me what the difference is between a short sale and an REO. I normally go into quite a detailed explanation about the ups and downs of both, and always wind up telling them REO’S are always the way to go. I’ve actually dealt with this situation a couple of times in the last few months that really confirmed the truth.

The first case involves a really neat family I have been dealing with for over a year. They are from North Hollywood and have wanted to buy a place up here for a long time. When we initially looked, we couldn’t find anything that really fitted their needs. They decided to wait a year and then take a look when the prices had really dropped.

So, I took them out a couple of months ago and found a cabin that was perfect for them. The cabin is super clean and situated on a great lot with a ton of beautiful oak trees. Even at the $149,900 price tag, it was a great deal. The one big problem with it was it being a short sale listing. I warned them of the major hassles that usually accompany buying a short sale, but they liked the house enough to risk it.

We had waited about a month, and still hadn’t heard back from the bank. In my mind I already knew the selling agent hadn’t done his part to get the process going to complete a short sale. I informed my clients that our only choice now was to wait for a response from the bank. About another month or so went by before the selling agent informed me that the bank pulled the listing without giving a response to our offer.

I hope I can reach the point where I never have to deal with a short sale again. But I will keep you postedon all of this…

REO’s: the Wicked Witch

Recently I got into a bit of a hassle with some REO per diem ridiculousness and delays. I thought it might help someone out there to share a bit of the details.

Believing that there could be more problems ahead if we did not move forward, we continued on with our offer. This is why I am lucky to have experience in this field. I have witnessed this happen with several other clients, and I just reassure them to continue on with what their responsibilities, and forget about the bank for a moment.

Getting out of paying for that per Diem is as simple as keeping on track and proving the delay was not of our doing. I stayed on top of the inspections making sure they were completed in a day period, and that my Realtor had the termite inspection done as well. Luckily since my client is purchasing this property with cash, we did not have any issues with the appraisal. It works a little differently if someone is buying a house with a loan from the bank, because you need to be in direct contact with the lender the whole time making sure an appraisal is completed on time.

You don’t want anything going wrong at the last minute if you can help it. You can’t always get everything to go the way you would like, but if you do everything you can do, things tend to turn out OK. I always have to remind my clients that most banks don’t really have any idea of what is going on at any given time. They seem to just flounder around in the hopes something will eventually happen.

It hasn’t been uncommon for me in the last few years to witness banks doing something that is just out of sorts. You will rarely find a bank transaction that actually goes all the way through the process without a glitch. The key it to hire a bright, informed realtor to help you have a successful experience.
